The Process

  • Every project is different. The site, location, aspect, place and your own preferences will all play a part in the concept and design process for your house. Alternatively, you may have your own design and require some fine tuning, or the design of a bespoke timber frame.
    In any event, there will be a degree of AutoCAD design work to be done by our in-house team who will liaise with you along the way to ensure that we design exactly what you need. We will advise you on the best energy saving measures for your home, based on our experience and knowledge of environmental construction, and incorporate them into the design.
  • Once you have your design, you will need planning permission from your local authority (usually the County Council); they will be interested in the site layout, the appearance of the finished property, your plans for sewerage and access, and the precise facing materials to be used (bricks, slates, timber cladding etc). We have extensive experience in dealing with Planners, and can make the complete Planning Application on your behalf.
  • We are BRE certified Code for Sustainable Homes assessors. This allows us to carry out Code for Sustainable Homes assessments at the Design Stage and the As Built Stage.
    For some projects it will be mandatory to achieve a certain Code level; this requirement will be set by your Local Authority, and tends to vary from region to region.
    In order to make the most of your design and save time and cost, it is advised to introduce the Code for Sustainable Homes assessor in the early stages of the project. At Ty Afal, we offer the assessment and design service under one roof, ensuring that all design drawings and specifications will meet the Code requirements.
  • The Building Control department of the local authority regulates how the house is built. They will need a totally different set of plans, elevations, cross-sections and specifications to confirm how you intend to build the property. Needless to say, we have made countless successful Building Regulations applications, and can do the same for your project.
  • Your design and energy assessments can obviously vary tremendously. The one constant is Project Management. In order to keep on top of Performance, Cost and Time (not to mention Scope), your project will need to be managed by someone. We can offer anything from a full scale service to occasional mentoring sessions; the choice will depend on your intended level of involvement with the day to day running of the project.
  • We have completed numerous projects for Local Authorities, private customers, commercial clients and developers, and our own developments. Consequently, we have a wide ranging experience base and can take on the entire construction project if necessary. Some clients have asked us to complete the structural shell so they can take on first fix and beyond; others have asked us to provide a turn-key solution. The choice is yours.
